Building, extending or converting

Building or extending? Check the quote and the people before you sign.

Before you sign, check what the quote leaves out and whether the builder and designer are competent; most overruns start there. During the work, an independent check at the stages that get covered up (foundations, steels, roofs) costs a fraction of putting a mistake right later.

What most people don't realise

Your builder's mistakes can become your problem.

  • Missing sign-off follows you to the sale.If the work needed Building Regulations approval and was never signed off, your buyer's solicitor will find out when you sell.
  • You still have duties as the client. On most home jobs they pass to your builder under CDM 2015, which is exactly why who you hire, and how they plan the job, matters.
  • Invalid insurance lands on you.If a builder's cover isn't valid when something goes wrong, the cost of putting it right can end up with the homeowner.
  • The important parts get covered up.Foundations, steels and drainage are hidden within days. Without a check at the right stage, nobody can prove they're right.

What it can cost you

A delayed or failed sale, a lower offer, indemnity premiums, or paying twice to open up and redo work that was never right.

How we help

What you get

A written report you can act on, not a vague opinion.

  • What we checkInductions and supervision, RAMS, PPE, working at height, plant and tools, housekeeping, fire routes, dust and actions left over from last time. The site audit shown here covered 33 questions.
  • What you get backEvery check marked pass, fail or observation, with a note and photo evidence, and a one-line summary at the top.
  • What you do with itPut the fails right first, act on the observations, and keep the report as dated evidence that the work was checked.
Example site audit summary: 33 questions answered, 26 pass, 1 fail and 4 observations, with the site details removedExample site audit page: a fail for missing mid-rails and toe boards on internal edge protection, with photos of the scaffold and site accessExample site audit page: plant and equipment checks, with an observation about trailing cables and photos of the work areasExample site audit page: observations on dust and earlier findings, and the closing declaration signed by the inspector

What you need

Four checks that save the most money.

01

The quote

Compare what each quote includes: building control fees, structural calculations, drainage, scaffolding, making good. The cheapest quote is often the one with the most exclusions.

02

The people

Company status, valid insurance on the day, trade registrations and qualifications that are current. A builder saying they are insured is not the same as a valid policy.

03

Who is responsible for what

Under Building Regulations and CDM 2015, someone must act as principal designer and principal contractor where more than one firm is involved. On a domestic job, the designer and builder in control take those roles by default if you appoint no one.

04

The stages that get covered up

Foundations, drainage, steels, roof structure and insulation. Once they are buried, the only evidence is what was recorded at the time.

Package

One package, one fixed fee.

We are not VAT registered, so every price is the total you pay.

The risk

Common questions

Straight answers.

Do I have duties as a homeowner?

Under CDM 2015 your client duties pass automatically to the contractor, or to the principal contractor where there are several. Under Building Regulations, if you do not appoint a principal designer and principal contractor, the designer and builder in control take those roles by default. You do not have to manage the job, but it is worth knowing who is responsible before work starts.

Are you a building control inspector?

No. Building control approves the work against Building Regulations. We are independent of everyone on the job and work for you: we check the quote, the people and the work, and give you a written record.

What does the Home build client advisor package include?

A check of the quote, a check of who the principal designer and principal contractor are and whether they are competent, and two site visits at the stages that matter, each with a written report. It is £395, fixed.

I'm a small builder. Can you help me?

Yes. We write RAMS around your actual job, carry out site safety inspections and help with CDM paperwork, so principal contractors and clients accept your documents first time.
